Keep the first, add a second, and see what the borrower is really paying. Enter each lien’s balance and rate, then add credit cards and other debts to see the blend across everything and what rolling them into one loan does to the payment. The numbers update as you type. The example numbers are there to edit or clear.
1st lien
2nd lien
Other debts
Credit cards, auto, personal loansAdd the borrower’s non-mortgage debts to see the blended rate across everything and what rolling them into one new loan does to the payment.
Leave a credit card’s payment blank and we estimate a common minimum: the greater of $25 or 1% of the balance plus one month’s interest (marked “est.”).
New loan & property
Leave the new loan rate blank to use the mortgage-only blended rate.
Disclaimer
Estimates only. This is not a commitment to lend or a rate quote. Mortgage payments shown are principal and interest (or interest-only) and do not include taxes, insurance, HOA, or MI. Credit card payments marked “est.” are estimated minimums, not the card issuer’s actual figure. The consolidation comparison ignores closing costs and fees. Any consolidation decision should account for those costs and the longer term: spreading short-term debt over 30 years can cost more in total interest even when the monthly payment drops.
